Development Finance – “Stretched Senior”

Outline Criteria:

  • Minimum deal size: £5 million
  • Maximum loan term: 36 months dependent upon construction term
  • Funding available up to 100% of costs or 75% of GDV
  • Equity going in on day one from developer to cover the full deposit and fees etc.
  • PGs will be required
  • Buoyant / liquid locations in London and the South-East England
  • Experienced / professional developers only
  • Fortwell Capital will not usually take any planning risk (exceptions apply – enquire for details)
  • Developments with multiple units preferred (less appetite for large single units of high value)

A lending decision in principle and indicative pricing can be achieved by providing the following:

  • High level executive summary of the scheme
  • Scheme area and number of units
  • Exit value assumptions
  • Cost assumptions
  • Development and sale programme
